Growth is focused on locations with established infrastructure, services and employment, including Lowestoft, Felixstowe and the Ipswich Eastern Fringe. These areas offer scale, connectivity and long-term market demand.

Employment and Energy-Led Growth
East Suffolk is a key location for employment growth linked to clean energy, offshore renewables, maritime and advanced engineering sectors. National infrastructure investment, Enterprise Zone status and clear local policy provide a strong platform for commercial development.
Growth is centred on strategic locations such as PowerPark and South Lowestoft Industrial Estate, alongside other major employment sites across East Suffolk including Bentwaters, Adastral Park and Hornbill Business Park in Beccles. Together, these locations support demand from clean energy, port and logistics, advanced manufacturing, research, digital and wider supply-chain activity.
Public-sector leadership focuses on enabling delivery by supporting infrastructure, bringing forward serviced land and creating investable development propositions.
Town Centre Regeneration and Mixed-Use Development
East Suffolk is actively supporting town centre regeneration through targeted public investment and hands-on delivery support. The focus is on viable, mixed-use schemes that strengthen local economies and create resilient town centres.
Significant funding has been secured through programmes such as the Towns Fund to support regeneration in key centres. Public investment is being used to unlock sites, improve public realm and attract private investment.
Alongside larger towns, the Council’s dedicated Towns Team works closely with market towns to identify opportunities, bring forward under-used sites and support delivery.
Tourism and Leisure Investment
East Suffolk offers a diverse and investable tourism and leisure market, anchored by nationally recognised coastal destinations and a network of distinctive, high‑quality market towns. The area benefits from a strong and growing visitor economy, supported by year‑round appeal, natural assets, heritage, and a developing cultural offer.
Targeted public-sector investment, proactive local leadership, and a clear focus on delivery have helped de‑risk opportunities and unlock sites with real commercial potential. Combined with sustained visitor demand and a collaborative public–private approach, East Suffolk provides the right conditions for private capital to deliver ambitious, high‑value leisure and hospitality investment.
Coastal Towns: Lowestoft and Felixstowe
Lowestoft and Felixstowe are the district’s principal coastal destinations, with strong visitor footfall, growing populations and active regeneration programmes. There is clear potential for larger-scale hotel development, including branded and full-service hotels supporting year-round demand from tourism, business travel, energy and port activity.
Opportunities also exist for modern leisure facilities, indoor attractions, health and wellbeing uses and seafront-related development. Public investment is helping to reduce delivery risk and support investable schemes.
Market Towns and Coastal Communities
Smaller towns and coastal locations such as Southwold, Aldeburgh, Beccles, Framlingham, Saxmundham and Halesworth offer opportunities for high-quality, experience-led tourism and leisure investment.
These locations are well suited to boutique hotels, wellbeing and wellness uses, cultural venues and small-scale visitor accommodation. There is also demand for modern leisure facilities serving both residents and visitors.
